Income evidence is not interchangeable
A long-term rental commonly starts with executed leases and an appraiser’s rent analysis under program rules. A short-term rental may require booking history, management statements or another accepted income method. A busy calendar is not the same document as a lease, and a projection is not the same as collected revenue. Identify which evidence exists before comparing loan structures.
For a Milwaukee duplex leased annually, utility responsibility and renewal dates can be central operating details. For a Green Bay event rental or a Northwoods lake property, seasonality and guest turnover may be more prominent. Neither use is automatically stronger; the property and documentation determine what can be reviewed.
Confirm the legal use independently
Municipal rules, the state rental framework, association restrictions and insurance conditions can affect the plan. A permit for one stay pattern should not be assumed to authorize another. Madison tourist rooming house guidance is an example of why the exact address and intended use matter. Ask qualified local professionals rather than relying on a neighboring listing.
Both scenarios handled on this site must be business-purpose and non-owner-occupied. Personal stays are not a detail to omit from a short-term rental request. Holding title in an entity does not change the underlying occupancy facts.
Compare operating costs on equal terms
Long-term tenants may pay some utilities and handle responsibilities under a lease. Short-term operations may require cleaning, supplies, furnishing replacement and more frequent management activity. Compare what the owner actually pays under each plan. Do not combine booking revenue with an expense budget designed for an annual tenant.
The DSCR housing payment is not a full net-income calculation. Keep vacancy, repairs and operating reserves visible alongside the program ratio. Insurance must match the use; ask about coverage terms, not only the premium.
Choose a documented base case
Use the strategy you can lawfully operate and support with evidence as the base scenario. A possible alternative use can be analyzed separately, with its own rent assumptions, costs and permissions. It should not become an imaginary fallback that makes the initial financing appear risk-free.
Send the address, intended stay pattern, income records, tax bill and insurance estimate. The short-term rental field guide and core DSCR page explain the next questions. A mortgage broker can compare wholesale program treatment without guaranteeing future rent or deciding which business model is best for you.
