What the ratio actually tells you
Debt service coverage ratio compares the income accepted by a program with the payment that program defines. For many residential rental scenarios, the housing payment includes principal, interest, taxes, insurance and association dues. A ratio above one means the selected income exceeds that payment. It does not establish approval, net cash flow or a reserve recommendation. Repairs, vacancy, utilities and management still belong in the investor’s operating budget.
For illustration, rent of 2,400 divided by a full monthly payment of 2,000 is 1.20. The arithmetic is simple; choosing defensible inputs is the work. Wisconsin tax bills and insurance for older rental housing can materially affect that calculation. Use the actual parcel and building rather than a statewide estimate.
Which properties can be reviewed?
Single-family rentals, duplexes and other two-to-four-unit buildings are common starting points. Condominiums require project and association review. Small multifamily and portfolio scenarios can involve a different program structure or income method. Property classification, condition, legal use and requested loan size all matter. Describe the building accurately before assuming a product fits it.
No owner may live in the property under the investment scenarios handled here. Living in one unit of a duplex, retaining the property as a second home or planning personal stays is outside this site’s business-purpose scope. Entity ownership does not change the actual occupancy requirement.
What documents make a useful first review?
Start with the address, municipality, lease schedule, current tax bill, insurance estimate and requested loan amount. For a purchase, add the price and agreement when available. For a refinance, add the debt statement and explain the business objective. LLC borrowers should be ready to provide entity documents and discuss program-specific guarantee requirements.
Personal tax-return qualification is generally not the central income method for DSCR, but that does not remove borrower review or documentation requirements. Wholesale lenders set the rules. DSCR Loans Wisconsin is a mortgage broker: we compare financing paths, explain the questions and coordinate the scenario review without promising an outcome.
