Put rental equity behind a defined business purpose

A Wisconsin DSCR cash-out refinance may provide proceeds for an eligible business purpose when the property and borrower fit a wholesale program. Equity is not an entitlement; value, rent, existing debt and use of proceeds all need review.

Name the purpose before sizing the request

Describe what the proceeds would support: another rental acquisition, investment-property work or another business activity. Financing arranged here is not for personal, family or household use. A clear business objective helps distinguish the transaction from a refinance that only replaces existing debt.

The requested amount should be connected to the current payoff, transaction costs and the business funds needed. An estimated value does not determine available proceeds. The lender’s appraisal, ownership requirements, equity guidelines and income analysis influence whether a structure can be considered.

Recheck the rental rather than reusing old numbers

Bring current leases, the parcel tax bill and insurance information. A payment that once fit the rent may not describe the new scenario. If leases have changed, a unit is vacant or insurance terms are being revised, make that visible. Separate documented income from a proposed rent increase.

For a portfolio, identify which property secures the current debt and which property would secure the new obligation. Release provisions and existing prepayment terms deserve review before assuming that equity can move freely between buildings. Legal and tax advisers should evaluate the implications of the transaction.

What to include in the request

Provide the address, property type, ownership history, current debt statement, estimated value and requested amount. Explain the use of proceeds and confirm non-owner-occupied investment use. If the property was acquired through a land contract, add the agreement and payoff contact so title and program questions can be identified.

DSCR Loans Wisconsin is a mortgage broker that compares wholesale financing options. We do not publish a standard cash-out amount or promise that proceeds will be available. The useful first step is a documented scenario that connects property economics to a specific business plan.
