Finance the rental you can document

A Wisconsin rental purchase starts with supportable rent, the real housing costs and a clear non-owner-occupied plan. DSCR purchase financing is reviewed against the property and borrower, not just the listing’s investment story.

Before the offer becomes the financing assumption

Collect the legal unit count, current occupancy and lease terms. Distinguish actual rent from a seller’s projection, and identify repairs that affect habitability or insurance. If the property is vacant, ask how a wholesale program evaluates market rent. A renovated unit nearby may not be a suitable comparable for the building you intend to buy.

Mention the purchase price and requested loan amount early. Some lower-priced Wisconsin rentals can create a program-size question even when the ratio appears attractive. The broker can investigate fit before the discussion becomes anchored to an assumed loan structure.

Build the full acquisition budget

Use the parcel tax bill, review credits associated with the seller’s use and obtain a rental insurance estimate. Include association dues and investigate special assessments where applicable. Closing costs, reserves and repairs need their own funding plan. A DSCR calculator is not a complete acquisition budget and does not determine how much cash a lender requires.

For Milwaukee duplexes, confirm rental registration and legal units. For a Madison condominium, review rental restrictions and project documents. For a waterfront property, investigate insurance and lawful use at the parcel level. The market changes the questions, not the need for evidence.

Tell us what happens after closing

Explain whether the building will continue with existing tenants, be newly leased or require work before rental use. A significant rehabilitation plan is not the same as purchasing a stabilized rental. Describe the intended ownership entity and confirm that the property is entirely non-owner-occupied.

Send the address, agreement if available, rent evidence, costs and requested amount. DSCR Loans Wisconsin arranges and shops financing from wholesale lenders. Underwriting, appraisal and title review remain necessary; no purchase timeline or loan result is promised by submitting a scenario.
